Goshen luxury home listed for $16M

Goshen might be a quaint town of only about 34,355 people, but one property that recently went on the market shows the city has a sophisticated side also.

Encore Sotheby’s International Realty recently listed 17420 US Highway 20 for $16 million. The 143-acre “luxury compound” was built in 2024 by Nicks Custom Built Homes based in White Pigeon, Michigan. The main residence is 7,200 square feet and was designed by architects at Helman Sechrist. It has five bedrooms, five full bathrooms, two half baths, an elevator and a four-car attached garage – which just happens to be heated too.

The property also has three other buildings: an 18,000-square-foot recreational barn with gym; a 5,200-square-foot renovated bank barn with apartment; and a 2,000-square-foot horse barn.

The property is geared toward outdoor amenities with a saltwater pool, 65 acres of forest and private trails, along with 65 acres of farmland.

Not many homes in the small town sell for over a $1 million. The median value of owner-occupied housing units in Goshen is $175,200, according to U.S. Census Bureau's July 2019-2023 numbers. Bartel & Company lists two other properties above a million dollars, 60867 State Road 15 for $10.3 million and 65385 County Road 33 for $2.3 million.

Mayor Gina Leichty said in an April 2025 story in Northwest Indiana Business Magazine that Goshen isn't just another stop in “flyover country.”

“Those who visit quickly understand that Goshen is rare, remarkable and unlike anywhere else,” she said. “Here, you’ll find the arts, culture, dining and economic opportunity of a much larger city — without the pretense, price tag or the traffic.”

So whoever lands the $16 million estate just might find more than an oasis 35 minutes from South Bend and two hours from Chicago, but a community worth the investment.
