Sales of existing homes in St. Joseph and Elkhart counties surged in September when compared to the same month a year ago.
Data from the Indiana Association of Realtors showed closed sales in St. Joseph County totaled 401, up 16.2% from 345 closed sales the same month last year. Elkhart County recorded 237 closed sales for the month, up 14.5% from 207 closed sales in September 2019.
Limited inventory benefitted sellers in September. Elkhart County had 249 homes available for sale in September, down 64.1% from 694 in September 2019, while St. Joseph County’s inventory for the month was 493 homes, down 51.9% from 1,024 a year ago.
The average sales price in St. Joseph County was $185,322, up 5.9% from $175,023 in September 2019. Elkhart County’s average sales price was $204,471, a 16.5% increase from $175,479 when compared to the same month last year.
St. Joseph County sellers received 98.8% of list price for the month, up 1.4% from 97.4% a year ago. In Elkhart County, sellers received 98.7% of list price in September, up 0.9% from 97.8% in September 2019.
Sellers are returning to the market in Elkhart County, which recorded 263 new listings for September, a 24.1% increase from a year ago. St. Joseph County recorded 399 new listings in September, which was down 2% when compared to September 2019.
Overall closed sales between January and September are running ahead of pace in St. Joseph County, which has logged 2,820 closed sales, up 2% compared to 2,765 closed sales through the same period a year ago. In Elkhart County, year-to-date closed sales totaled 1,666, down 3.3% from 1,723 closed sales the previous year.
